The new village for Swansea with nearly 2,000 homes

We are delighted to publicise that we plan on building around 2,000 residential developments in Swansea, making it the biggest residential scheme to ever be developed in the area.

We have already secured outline planning consent for the first phase of our freehold Pentref Rhostir scheme on former low-grade agricultural land at Llangyfelach close junction 46 of the M4.

Subject to reserve matter approval, we plan to start construction on the first phase later this year with the first properties ready in late 2020. The first phase will see 470 residential dwellings, taking around 5 years to complete.

Affordable housing will be combined with other homes across the development and will make up 15% of the planned 1,950 dwellings.

The £350m development, with prices ranging from £130,000 up to around £300,000 for five bedroom three-storey houses, will be developed in phases over the next 15 to 20 years.

The authority’s local development plan (LDP), which was adopted last autumn following Welsh Government approval, has identified the site for a major housing development to address new housing need.

The scheme will cover an area of 240 acres, of which more than 100 acres will be dedicated public space.

We will be investing around £20 million to help provide and maintain public spaces, foot and cycle paths, sporting pitches, a new near mile long road through the development and a primary school. This investment will also provide £1m towards the provision of an on-site bus service. We are also hoping to create a dedicated app for residents to effectively book bus travel.

Our Sales Director, Simon Grey said: “We have been working exceptionally hard on what is the biggest project we have ever been involved in, with land assembly and discussions with the Council starting back in 2014.”

“As a Welsh family-run SME, we are proud to be delivering the largest residential scheme ever seen in Swansea and are fully aware of our responsibility to deliver a new wave of much needed quality homes in the area.”

“We also see this exciting development very much as being complementary to a new wave of commercial developments planned for the centre of Swansea.”

Fellow Director, Tim Grey said: “As this will be a major development, we recognise that the homes that we construct will need to reflect different architectural designs and finishes as well as a wide variety of accommodation across the phases.”

“We have an exceptional reputation for building high quality, award winning housing developments across South Wales and very much look forward to offering our homes to buyers in Swansea for the very first time. We consider that an integral part of building quality is using traditional brick and block externals. This development will have a huge emphasis of providing public space too for the well-being of both current and future generations.”

During the construction period, we will be working with the local authority to generate as many job opportunities for local people as possible, as well as seeking to have a strong Welsh supply chain.
