Pentref Rhositr, Llangyfelach will be a brand new community located just off Junction 48 of the M4 Motorway in Swansea and will be a multi phase development to be constructed over a period of between 15 and 20 years. The site is broadly bound by Llangyfelach Road, Mynyddbach (B4489) to the east, Heol Ddu and Mynydd Newydd to the south. The development covers an area of approximately 280 acres and will on completion comprise of a total of up to 1950 brand new open market and including 15% of the total as Affordable homes, a new Primary School, a Local centre with provision for Class A1 (Shops), Class A3 (Food & drink) and Class D1 ( Medical, Creche, Nursery, Community Facilities). Passing through the development Llanmoor will be constructing a 1.4km long link road to reduce current and future congestion . In addition there is to be approximately 100 acres of public open space including outdoor sports provision, childrens play facilities and general amenity areas for the enjoyment of those living on the development and in the surrounding existing community. Llanmoor will in also be contributing towards improvements to an active travel plan (Cycleways, bridles, footpaths) education improvements, ecology improvements, an on site demand responsive bus service extending an existing local service into the new development .
Phase 1 of the development will comprise of a total of 472 new homes, including 15% (71 Number ) Affordable homes. This phase comprises of a total of 23 different home designs including a number of brand new home designs to Llanmoor and sees the introduction of a completely new contemporary look to every home whilst in many instances retaining the already tried and tested internal layouts. The development will see the use of a wide variety of external finishes in specific areas to create highly attractive themed zones. Llanmoor will be both creating brand new open space areas and protecting existing hedges and trees as much as possible across the development whilst undertaking extensive landscaping and new tree planting as part of the development process in order to provide ample areas for the enjoyment of the new community and those in the surrounding areas.
We hope to commence initial infrastructure works before the end of 2022 with a view to proceeding with construction of the first homes during spring / early summer 2023.
