A Day in the Life of a Sales Negotiator

Sales Negotiator, Lynda Jones, has been working with Welsh housebuilder, Llanmoor Homes, for the past eleven years and has worked on an impressive eight developments. We asked Lynda about her typical day at a Llanmoor Sales Office and why she chose new homes sales as her career path…

What made you want to go into New Homes Sales? Having previously worked as an Estate Agent for many years, I was keen to develop my career within the housing market so applied for a position as a Sales Negotiator with Llanmoor Homes. The change from re-sales to new build sales excited me and I find it much more rewarding because I’m able to see the whole process through, from the initial enquiry right through to seeing the purchasers and their children on moving in day.

How does your regular working day begin? I usually wake up around 7.30am, have my first cup of tea of the day and then set about doing some housework before leaving for work at 10am. Once I arrive at work I begin by opening up the Sales Centre and show home, making sure everything is presentable for potential customers. I then add the finishing touches by placing the Llanmoor signs out at the front of the property and begin work at my desk.

What do you oversee over the course of the day? Every day is different other than the standard procedures such as replying to emails, answering phone calls and sorting through my sales files to send out emails to potential buyers. Depending on what is in the diary I could have legal completions – when purchasers move in and I hand over the property, pre-inspections with the purchasers and Site Manger prior to the property being completed or customer selections, which is a particularly exciting time when purchasers get to select their kitchens, tiling and flooring. Other responsibilities include contacting Solicitors and Financial Advisers and creating a Build Report so that I am up to date with the sales progress of all properties released on the development. The office closes at 5pm which is when I will lock up, turn off all the lights, bring the Llanmoor signs in and return home.

What’s the biggest challenge you face in your job? The biggest challenge I face day to day is definitely achieving sales. It’s important to stay self motivated because, although the position is incredibly rewarding for the most part, you can also have setbacks when sales are not achieved and you need to be the sort of person to pick yourself back up and carry on.

What’s your favourite thing about your job? I love the independence I have within my role as a Sales Negotiator; I get to run the sales side of the development in my own way (under guidelines of course) and am given a great deal of responsibility. I really enjoy meeting customers and helping them through the whole buying process, gradually building up a relationship as I help with ongoing customer care. It’s also great having some time to yourself in the morning and not having to rush off as soon as you get up!

What is your favourite Llanmoor house type and why? I particularly like the Llanmaes because it’s a well proportioned 4-bedroom family property. Upstairs features a large en-suite to the master bedroom and downstairs has a spacious kitchen/diner/utility room and a lovely lounge with an attractive bespoke ash glazed wall.

Do you have any advice for anybody wanting to work in New Homes Sales? You have to be interested in property and be able to converse with people well. It’s really important that you’re a good listener so that you can ascertain what the customers are looking for and subsequently meet their expectations.
