Buying a new Home?

Thank you for reserving a new Llanmoor Home. This guide has been produced to help you through the process of buying a new Llanmoor Home from reservation with our Sales Negotiator , through Contract Exchange and on to Financial Completion and occupation.

We would strongly recommend that you carefully read through the following guide as it contains some useful information regarding our procedures . Our Sales Negotiator will be your main point of contact and will make every effort to guide you through your purchase . During this period you will be contacted regularly by our Sales Negotiator to ensure that all matters are proceeding satisfactorily in specific reference to legal and financial arrangements .

Please note that at the point of Contract Exchange the property you are purchasing may still be under  construction . Our Sales negotiator will be pleased to keep you informed of progress and will contact you as soon as the property is complete and an NHBC (National Housebuilding Council ) Cover Note has been issued . Your Solicitor will be issued with a completion statement listing all monies due for payment on the day of completion . Financial Completion must take place within ten working days of the issue of the Completion Statement .

Appoint a Solicitor to act on  your behalf . Your Solicitor will require written instructions to proceed . Llanmoor Homes will be happy to recommend a Solicitor if you do not have one.

Within 7 Days
Make an appointment
with a Mortgage provider / Broker. You should complete an application form and pay a Survey Fee at this stage . A copy of your Driving licence or Passport , Details of place of residence for the past five years, Council Tax bill , Bank statement , P60 & Payslip. Llanmoor Homes can recommend a Mortgage Broker if you do not have one.

Your Solicitor will have received Contract papers from Llanmoor Homes Solicitors . Your Solicitor will ask you for a fee to carry out Local Authority Searches and will raise initial enquiries with Llanmoor Homes Solicitor.

Within 10 days
Your proposed Mortgagee should have instructed a Surveyor to inspect the property for valuation and lending purposes . Please inform your employers that they will be contacted for references. Request that they reply as soon as possible.

Pursue your Solicitor to ensure that all matters are proceeding well.
Within 14 Days
Pursue your lender to ensure that all matters are proceeding well.

Your Solicitor will ask you to call to sign the Contract in readiness for Exchange , once he has explained the content to you in detail . You will be asked to provide a deposit at this time.

Within 21 Days
Your proposed Mortgage Lender will issue you with a Mortgage offer which you should discuss with your advisor , sign and return as requested.
